Appraising is generally a long term career. The rigors of becoming a licensed appraiser have increased more than ever before. That's why it goes without question these days that real estate appraisal can unquestionably be considered a profession rather than a trade. In our field, as with any profession, we have a strict ethical code.

An appraiser's chief obligation is to their client. Generally, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has hired in order to maintain independence. Certain elements relating to an assignment are to be shared exclusively with the appraiser's client. As a homeowner, if you would like to review an appraisal report, you generally should obtain it through your lender instead of the appraiser.

Other obligations include accurate figures appropriate to the parameters of the assignment, attaining and sustaining a particular level of competency and education, and naturally, the appraiser must bear a professional demeanor. Maintaining high ethics is what we do every day at Sandcastle Management & Realty.

In some cases appraisers will have fiduciary responsibilities to third parties, such as homeowners, sellers and buyers, or others. Those third parties normally are listed in the appraisal assignment itself. An appraiser's fiduciary roll is restricted to those parties who the appraiser is aware of, based on the scope of work or other written parameters of the order.

There are also ethical standards that have nothing to do with clients and others. For example, appraisers must store their work files for at least five years - something else Sandcastle Management & Realty diligently adheres to.

When creating reports, we follow the highest ethical standards possible. Doing assignments where our fee is dependent on our value conclusion is not something we can consider. In other words, we don't agree to do an appraisal report and collect the fee only if the loan closes. It should be obvious that inflating a value to achieve essentially a higher fee is unethical! We just don't do it.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") clearly states a violation in ethics as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We diligently follow these rules to the letter which means you can be assured we are going above and beyond to get you an accurate home or property value.
