- Always order your appraisals online. With online ordering, you get automatic e-mail confirmations that the request was received, and fast, secure .PDF format report delivery. Online ordering is the single biggest time saver available to both of us! No longer do we have to re-key information from a fax, and nor will you wonder whether we got the order.
- Make sure that the subject property information is accurate and complete. There's nothing like being one number off on the street address to add unnecessary time to an appraisal assignment. Unique identifiers like a tax parcel number, plat map number, or subdivision name is good information to pass along with the request. Even a list of recent sales from the area is welcome — however, remember that professional appraisers must always do their own due diligence on comparable sales, and ours may be different from yours.

- Are you letting us know up front any elements of the property that might make it distinct? Cookie-cutter homes are relatively easy to appraise. Most of an appraiser's time is spent analyzing how unique characteristics contribute to or detract from what otherwise would be a property's market value. When ordering your report, let us know if there are unique features of the home or surrounding area -- for example, it's had a recent addition built on, it's subject to zoning restrictions, and it's prone to flooding. While these are things that we would find out on our own, knowing them sooner will likely make your report arrive more quickly.
- Are you making the occupants of the home aware of what to expect? Setting an inspection time and date with the homeowner can be one of the most tedious steps in the appraisal process. It's understandable for a homeowner to be uncomfortable with an unknown person looking in every square foot of their home, taking pictures, and making numerous notes.
